Abstract

Bogor Regency is a fast growing city. In the world of residential property development, with annual population growth rate reaches ± 2.48 percent. The population of Cibinong in 2017 is about ± 427,014 people. PT. Sentosa Asri Propertindo, as the developer who will build a commercial residential area under the name Casase Citrene Housing. The address is on Golf Road RT 02 RW 06 Ciriung Village, Cibinong District, Bogor. The total area around ± 23,042.19 m2 will be carried out ie type 36/72 = 115 units, type 45/84 = 7 units, type 69/90 = 10 units and shop house / shop type 72/40 = 18 units. Financial analysis results using Net Present Value method obtained value of IDR 3,758,048,607.95, Net present value > 0 (NPV Positive, feasible executed). This means Casase Cetrene Housing is feasible to run, the interest rate of 15% per year. If viewed from the Method of Internal Rate Of Return (IRR) using the interest rate of 10% - 30%, obtained 49% results and Minimum Attractive Rate of Return 15%. So IRR 49% > MARR 15% means worth running.
